The Housing and Development Board (HDB) is a common feature of Singapore real estate listings in Singapore with more than 80% of Singaporeans living in public housing. HDB apartments (more commonly referred to as “flats”) are located in self-contained residential projects with polyclinics, schools, supermarkets, food and shopping

outlets, bus interchanges and train stations as well as sports and recreational facilities. Purchases of HDB flats are restricted to Singaporeans and Permanent Residents. For the HDB flat classification system, please note that the living room is counted as 1 room.

HDB Flats Classification System On Singapore Real Estate Listings
2-room / Studio Apartment (SA): The 2-room flat traditionally comes with sufficient living space for a one- or two- person household, with 1 bedroom. The studio apartments in newer residential projects are designed to meet the needs of elderly residents and are provided with elderly-friendly fixtures and furnishings as well as safety features. Built-in area of about 45 sq m / 485 sq ft.
3-room: 2 bedrooms with a built-in area of 70 sq m / 754 sq ft.
4-room: 3 bedrooms with a built-in area of 90 sq m / 969 sq ft.
5-room: 3 bedrooms with a built-in area of 110 sq m / 1,184 sq ft.
5-room: 3 bedrooms with a built-in area of 110 sq m / 1,184 sq ft.
Executive Apartment (EA): 3 bedrooms with a built-in area of 150 sq m / 1,615 sq ft.
Executive Mansionette (EM): Same as EA, except on two levels.
6-room: 6 room flat achieved by joining two 3 room flats.

Private apartments and condominiums come in various sizes from as small as 500 sq ft to 8,000 sq ft. The units in private residential projects range from studio, 1, 2, 3 and 4-bedroom units to penthouses. Residents, both Singaporeans and foreigners, share a common compound and facilities.Most condominium residential

projects come with high-quality fixtures, lush landscaping, sheltered car parks and recreational facilities such as clubhouses, playgrounds, gymnasiums, swimming pools, tennis courts and BBQ pits. These features are commonly referred to as “full condominium facilities” on most Singapore real estate listings. Most condominiums also come with 24-hour security surveillance and intercom systems.

Duplex:
apartment divided into two living residences with separate entrances
Mansionette:
double story apartment
Penthouse:
Biggest unit in a condo or apartment block, usually located on the top floor and with two stories
Town House:
landed house that shares the same compound or facilities (if any)
Walk-Up:
Low rise apartment without lift access

Conventional landed property on Singapore real estate listings refer to houses which come with private garden compounds and/or garages. Bigger residential projects can even include private swimming pools and sports courts. Please note that the Singapore Government has imposed restrictions on foreign ownership of private residential property in Singapore

Landed Property Classification System
Bungalow:
Free standing house with no shared wall with others.
Semi Detached (Semi-D):
A pair of houses joined by one shared wall.
Inter Terrace:
Intermediate terrace house refers to a row of houses joined on both sides.
Corner Terrace:
The corner house on a row of intermediate terrace houses.

Other types of Singapore real estate listings can include heritage / conservation shop houses, buildings and colonial bungalows. These residential projects can be classified as landed property sale or for rent and used as both residential properties and offices.


Colonial Bungalow:

Pre-war structure built during British colonial times
Conservation Shop House:
Buildings that are marked for conservation by the government. Frequently used as offices.
Black & White House:
A classic example of pre-war British colonial bungalows in Singapore featuring white external walls with black trim.
Heritage House:
Buildings built with Asian influences.
